Renter Protections
The Just Cause Ordinance of the City of Los Angeles prohibits terminations of tenancies without just cause and requires relocation assistance for no-fault evictions. The Ordinance covers most residential properties in the City that are not regulated by the City’s Rental Stabilization Ordinance.
Tenant is at-fault
- Failure to pay rent
- Failure to fix or address a violation of the rental agreement
- Creating a nuisance or causing damage to the rental unit
- Using the rental unit for an illegal purpose
- Failure to renew a similar rental agreement
- Failure to provide the landlord with reasonable access to the rental unit
- The person at the end of the lease term is a subtenant not approved by the landlord
Tenant is not at-fault
- The owner or immediate family member will move into the rental unit
- A resident manager will move into the rental unit
- Demolition and permanent removal from the rental market
- Government order
- Conversion to affordable housing
The Renter Protections Notice provides information on non-payment of rent, evictions, relocation assistance, rent increases, COVID-19 rental debt, state law eviction protection, eviction filing, and economic displacement. The notice also includes contact information to file a complaint or to request more information.
Posting Requirement
All landlords must provide the Renter Protections Notice to tenants who begin or renew their tenancy on or after January 27, 2023. The notice must also be posted in an accessible common area of the property. (Los Angeles Municipal Code, Section 165.05(2).
