Kansas Fair Housing Poster Description

Kansas Fair Housing Poster is recommended for posting in places where transactions in connection with the sale or rental of housing take place.  This includes real estate agencies, property managers’ offices, business and institutions offering financing, selling and leasing services, facilities associated with real property, or any other place where terms and conditions in relation to housing are handled or services are provided.

The Kansas Fair Housing Poster advises prospective renters and buyers of  Kansas’ law against discrimination in connection with housing. (K.S.A. 44-1016).  The law makes it unlawful to discriminate against any person in the terms, conditions or privileges of sale of rental of real property, or in the provision of services or facilities in connection therewith, because of race, religion, color, sex, disability, familial status, national origin or ancestry.  Types of discrimination include:

  • Refusing to sell or rent real property to, or to negotiate for the sale or rental of real property with any person
  • Imposing different sales prices or rental charges for the sale or rental of real property
  • Using different qualification criteria or applications, or sale or rental standards or procedures such as income standards, application requirements, application fees, credit analysis, sale or rental approval procedures or other requirements
  • Evicting tenants
  • Failing to perform or delaying maintenance or repairs
  • Using different provisions in leases or contracts of sale, such as those relating to rental charges, security deposits, down payment and closing requirements
  • Restricting or attempting to restrict, by word or conduct, the choices of a person seeking, negotiating for, buying or renting real property so as to perpetuate, or tend to perpetuate, segregated housing patterns
  • Discriminatory notices, statements and advertisements
  • Providing inaccurate or untrue information about the availability of real property for sale or rental
  • Blockbusting, relining and steering practices
  • Discrimination in the making of loans and in the provision of other financial assistance
  • Unlawful practices in the selling, brokering, or appraising of residential real property
